Renting a property can be a daunting process whether you have rented before or not. Finding a suitable property and location can take hours. In order to help you on your way to finding your ideal property, we have the following guide for tenants.
Once you have an idea of the areas you want to rent in, the next step would be to see what properties you can afford. Our affordability calculator will help you find out what monthly rents you can afford based on your income (s) (We use Vorensys as our referencing company who use an individual/joint rental income calculation of 2.5 x the rent) and from there you can narrow down your search for properties based on your income.
Once you have found your desirable property and wish to arrange a viewing you can either give us a call direct using the office, or email us on home@perwestray.com and we will make contact with you to arrange the viewing for you. We will try our best to accommodate your desired time and day, however this is not always possible and we will notify you of any alternative times and dates.
If the property is not to your liking, you have the option of being added to our mailing list where we will email you any new properties that match your criteria.
Once you are happy to proceed with one of our properties, please speak to one of our agents regarding the next steps.
At PER Westray we understand that this will be a very busy day for you, so we try to help minimise the stress for you. The contract will be sent digitally so you can sign the contract before your move in date and also pay any outstanding balances. On the day of your move in, you will meet one our agents at the property who will get a signature for the inventory inspection before handing over the keys.
During your tenancy we will also conduct inspections on a quarterly basis. This will be either by one of our staff members, an inventory clerk or the landlord. You will be given 24 hour notice before any visit and can rearrange this to a more suitable day and time.

Before the end of your tenancy, we will be in contact to confirm that the landlord is happy to renew and check if you are happy to renew your tenancy. If this is not the case, we will make arrangements for the end of the tenancy. We will arrange a checkout on your last day at your property so that we can inspect the property against your original inventory. It is important to ensure that the property is left in the same condition as when you moved in to avoid any deductions for repairs or cleaning.
Tenants are advised to take a meter reading before leaving so that they can get their final bill from utility companies.
